Oftentimes people think they just need to do a quick credit check and verify employment but there’s more to it than that. Our high quality, 3rd party tenant screening process digs deeper. We gather extensive information and provide you with a summary of results on the following:
- Credit Check
- Debt to income ratios
- Employment verification
- Eviction history check
- Previous landlord calls
Our screening process is not just based on a credit score only - we take a comprehensive look at the overall applicant. This process has proven to be extremely successful.
We handle the lease documentation and all move-in administration
Once your new tenant is approved, we handle and navigate the complex requirements of Chicago local, city, county and state leasing laws and ordinances, while signing the lease on your behalf. We then provide a seamless transition from lease documentation to move-in for your tenant(s). This includes:
- Ensuring that proper leasing documentation, disclosures notices, ordinances and receipts are submitted to tenants and owners.
- Setting up an online portal for your tenant(s) to easily pay rent online and communicate with our team.
- Coordinate leasing documentation and moving requirements with building associations and tenants.
- Collection of initial and continuing monthly rents, as well as move and administration fees and/or deposits are paid correctly by all parties.
- Generate monthly and annual financial statements for you and your investment.

The majority of our rentals are $2,000 per month or higher and considered luxury rentals. We also manage multi-unit investment properties. All properties are considered on a case by case basis.
